The key points in brief
Your responsibility as a landlord
You are responsible for the rental being permitted, the listing being correct, the rent following the law, for choosing the tenant, and for the rental contract and its fulfilment. Bovila is not a party to the rental contract. The contract is made directly between the landlord and the tenant.
A permit is required for subletting
To publish a sublet listing for a tenant-owned or rental apartment, you must first upload your permit (the board's approval, or the landlord's consent or the Rent Tribunal's permission respectively). Without an uploaded permit document, the listing cannot be published. You are responsible for the document being genuine and valid — unauthorised subletting can, among other things, lead to the loss of the tenancy.
Fees, rent and deposit
Bovila's fees cover only the platform's services — current prices are shown on the pricing page. For private landlords, the platform fee is 3% of the agreed fixed monthly rent, charged monthly as long as the rental contract is active — the fee is based on the active contract and is not affected by whether the tenant pays the rent on time. The rent is always paid directly between tenant and landlord, and the deposit is handled exclusively between the parties. Bovila does not receive, hold or pass on rent money or deposits and does not settle deposit disputes — in a dispute the parties can turn to the Rent Tribunal.
Digital inspection reports
The move-in and move-out reports help you document the condition of the home and confirm it digitally. The report is the parties' own documentation — Bovila does not verify the condition, decide compensation questions or make any payouts.
Company landlord and authorised representative
As a company landlord, you are responsible for making sure that whoever uses the service, publishes listings and signs contracts has the right to represent the company. BankID is used to verify the person's identity. Bovila does not automatically verify authority to sign for the company, corporate authority or company registration number. The signer is responsible for being authorised.
