Question 1

What is Bovila?

Accepted Answer

Bovila is a digital marketplace that brokers contact between buyers, sellers, tenants, landlords and registered real estate agents. You can search homes, post listings, use tools like Bovila Estimate and handle contact through the platform. Bovila is not a real estate agent and is not a party to purchase, sale or rental contracts.

Question 2

Does it cost anything to use Bovila?

Accepted Answer

Searching homes, creating an account and using Bovila Estimate are free. Advertising a home for sale requires choosing a listing package (Basic, Premium or Max). Private landlords pay a platform fee of 3% of the rent during the rental period. Company landlords pay a monthly subscription. Real estate agents and agencies pay a subscription for professional tools. See the pricing page for current prices.

Question 3

Do I need an account?

Accepted Answer

No, you can search homes and use Bovila Estimate without an account. To save favourites, compare properties, chat, send an expression of interest, create a listing or manage your listings, you need to sign up and log in.

Question 4

What can I do without an account?

Accepted Answer

Without an account you can search homes for sale and rent, filter results, view listings on a map, read about Bovila and get an indicative estimate via Bovila Estimate. To contact an agent or landlord, save favourites, compare homes or create a listing, you need an account.

Question 5

How do I contact support?

Accepted Answer

You can reach us through the contact form, the support page or by email to info@bovila.se. Please describe what you're trying to do and any error message you see, so we can help you faster.

Question 6

How do I search for homes?

Accepted Answer

Go to Search homes from the home page or the menu. You can filter by area, price, property type, number of rooms and more criteria. Switch to the map view to explore geographically. Saved searches and email alerts require you to log in.

Question 7

How do favourites work?

Accepted Answer

When you're logged in, you can save homes as favourites with the heart icon on listing cards or the property page. Your favourites are gathered under Favourites and in My account, so you can easily come back to properties you want to follow.

Question 8

How does comparison work?

Accepted Answer

Add up to five homes to the comparison with the compare button on the property page. On the comparison page you see key data side by side. Comparison requires you to log in. You can share a comparison link with others.

Question 9

Do I need an account to contact real estate agents?

Accepted Answer

Yes. To chat with agents, book a viewing or send an enquiry through the platform, you need to be logged in. You can often call the agent directly on the phone number in the listing without an account, but then the contact happens outside Bovila's chat flow.

Question 10

Is Bovila a real estate agent?

Accepted Answer

No. Bovila is a digital marketplace that brokers contact. Agents shown in listings are registered users or external agents – not Bovila employees. For advice and deals, turn to the responsible agent or a lawyer.

Question 11

Are the prices binding?

Accepted Answer

Asking prices and rents in listings are set by the seller, landlord or agent. Bovila does not guarantee the price or that the property is sold or rented out at the stated price. The final price and terms are decided between the parties to the deal.

Question 12

How does Bovila Estimate work?

Accepted Answer

Bovila Estimate gives an indicative estimate of the market value based on address, size and property type. The tool is free and doesn't require login. The estimate does not replace a professional valuation from a real estate agent or bank.

Question 13

How do viewings or contact with agents work?

Accepted Answer

On the property page you can call the agent, start a chat or – if the agent has open times – book a viewing directly on the platform. Chat and booking require you to log in. The agent handles the viewing; Bovila takes no part in the viewing itself or the negotiation.

Question 14

How do I post a listing?

Accepted Answer

Log in and choose Sell a home or go to Create listing. The guide takes you through basic details, location, photos and description. You can get help with AI text suggestions. In the last step you choose a listing package and pay via Stripe before the listing is published and agents can be invited.

Question 15

What is the difference between Basic, Premium and Max?

Accepted Answer

Basic (1,000 kr) gives basic exposure for 30 days with one photo in the search results. Premium (1,500 kr) gives 60 days of exposure, more photos in the search results, priority placement and AI optimisation. Max (3,000 kr) includes the Premium benefits plus maximum reach and extended marketing tools. All prices are one-off fees per listing. See the pricing page for a full comparison.

Question 16

What happens after payment?

Accepted Answer

Once the payment is completed, your listing is activated and can become visible to buyers. Bovila may distribute your property as a lead to registered real estate agents according to your package and settings. You handle incoming agent quotes and messages via My account.

Question 17

Can I edit or unpublish my listing?

Accepted Answer

Yes. Under My account → My listings you can edit the text, photos and price and unpublish or republish the listing. Changes show once saved; some fields may be reviewed before they are shown publicly.

Question 18

How do agent quotes work?

Accepted Answer

Registered real estate agents can send quotes to you as the seller once your listing is active. You see the quotes under My account, can compare terms and accept or decline. Bovila brokers the contact but is not a party to the agreement between you and the agent.

Question 19

How long is my listing live?

Accepted Answer

The Basic package gives 30 days of exposure, Premium 60 days and Max according to the package terms on the pricing page. You can extend or upgrade the package via My account if you want longer visibility.

Question 20

How are sale listings priced?

Accepted Answer

Bovila uses fixed prices with no link to the property's value. Basic costs 1,000 kr, Premium 1,500 kr and Max 3,000 kr – a one-off fee per listing. The price is predictable whatever the property type.

Question 21

What is included in the Premium package?

Accepted Answer

Premium (1,500 kr) gives 60 days of exposure, more photos in the search results, priority placement, AI optimisation of the listing and extended visibility. See the pricing page for a full comparison with Basic and Max.

Question 22

Can I change package after choosing?

Accepted Answer

Yes, you can upgrade your listing package at any time via My account and pay the difference. Contact support if you need help with the upgrade.

Question 23

How do I search for a rental home?

Accepted Answer

Go to Search homes and choose rent, or use the Rent a home link. Filter by area, rent, size and other criteria. You can also view properties on a map. Rental listings open via /rentals/:id from the search results.

Question 24

How do I contact a landlord?

Accepted Answer

On the rental's page, click Contact the landlord or send an expression of interest. You need to be logged in. An application and chat are created between you and the landlord. Bovila brokers the contact but is not a party to the rental contract.

Question 25

What happens after an expression of interest?

Accepted Answer

The landlord sees your application and can contact you via chat, ask for more information or update the status (e.g. contacted, approved or declined). You follow the status under My account → Rental applications or in the tenant portal.

Question 26

What does Apply directly mean?

Accepted Answer

Apply directly (express application) is a faster way to show interest in a rental. The free option creates the same type of application and chat as a normal expression of interest. In some cases priority handling is offered for a one-off fee via Stripe – this is shown clearly before you pay.

Question 27

Are contracts handled through Bovila?

Accepted Answer

Bovila offers tools for creating and managing rental contracts in some flows, for example via My account or the tenant portal. The landlord and tenant are responsible for the contract's content and legal validity. Digital signing may be available in some flows and is being developed continuously.

Question 28

Are payments handled through Bovila?

Accepted Answer

The rent is paid directly to the landlord, outside Bovila, following the landlord's payment instructions (e.g. bank giro). Bovila does not receive, hold or pass on rent money and does not guarantee payment between the parties.

Question 29

Who do I make the rental contract with?

Accepted Answer

You make the rental contract directly with the landlord — not with Bovila. Bovila is not a party to the rental contract. Bovila provides digital tools for creating, managing and signing contracts, but you and the landlord are responsible for the contract's content and validity.

Question 30

Does Bovila check the landlord's permits?

Accepted Answer

No. Bovila does not automatically check whether the landlord has the necessary permits, consents or approvals to rent out. The landlord is responsible for the rental being permitted. If you suspect a listing is incorrect, you can report it — Bovila reviews reported listings.

Question 31

How does applying work?

Accepted Answer

You apply for a home by filling in an application form on the property's page. Your details are sent to the landlord. The landlord decides whether to approve the application — Bovila takes no part in that assessment. You can follow your application's status under My account → Rental applications or in the tenant portal.

Question 32

How does BankID signing of contracts work?

Accepted Answer

If the landlord uses a digital contract via Bovila, you sign the contract with BankID. You get a link or notification in the contract view. Open the BankID app and follow the instructions. Signing with BankID confirms your identity and that you have approved the contract's content — you and the landlord are responsible for the terms being correct.

Question 33

What is a move-in report?

Accepted Answer

The move-in report is a digital document in which you and the landlord document the home's condition at move-in — room by room, damage and remarks. It is used as a reference at move-out. You'll find the report in your contract view. Bovila makes no legal assessment based on the report and does not settle disputes about damage or deposits.

Question 34

What do I do if something feels wrong about the home or the landlord?

Accepted Answer

If you have problems with the home or the landlord, you should first contact the landlord directly. Bovila is not a party to the rental contract and cannot settle disputes between the parties. You can report a listing if you suspect it breaks Bovila's guidelines. Legal disputes are referred to the Rent Tribunal or another competent body.

Question 35

How do I report a listing?

Accepted Answer

There is a reporting function on the listing's page. Choose a reason and describe what seems incorrect. Bovila reviews reported listings and can take action such as removing listings that break the guidelines. Bovila makes no legal assessment — a report is not a legal review.

Question 36

Does Bovila handle the deposit?

Accepted Answer

No. Bovila does not hold deposits and does not make automatic refunds. The deposit is an agreement between you and the landlord. The parties are responsible for handling the deposit themselves — including payout and any deductions — when the tenancy ends. The move-out report in Bovila is an aid for documentation, not a legal ruling.

Question 37

How do I post a rental listing?

Accepted Answer

Log in and choose Rent out, or go to Create listing with the rental type. Fill in the address, rent, size, photos and description. Private landlords and companies may have different requirements for verification and subscriptions – follow the guide in the flow.

Question 38

What does it cost to rent out through Bovila?

Accepted Answer

Private landlords pay a platform fee of 3% of the monthly rent during the rental period. Company landlords can have a monthly subscription (from 499 kr/month) with access to extended tools. See current prices and terms on the pricing page and in the landlord terms.

Question 39

How do I manage applications?

Accepted Answer

Incoming expressions of interest are shown in the landlord portal or under My account → Applications. You can review profiles, chat with applicants, update the status and approve or decline. Use the chat flow to ask follow-up questions.

Question 40

Can I unpublish my rental listing?

Accepted Answer

Yes. Under My rental listings or in the landlord portal you can unpublish or republish a listing. If there are active contracts linked to the property, removal may be restricted – you'll get a message if so.

Question 41

Can I use a digital contract?

Accepted Answer

Bovila offers templates and tools for creating rental contracts digitally in the landlord portal and My account. Digital signing may be available in some flows and is being developed step by step – always check that the contract meets your legal requirements before signing.

Question 42

How do payments work for landlords?

Accepted Answer

The rent is paid directly to you as the landlord, outside Bovila (e.g. via bank giro) – Bovila does not receive or pass on rent money. Private landlords pay Bovila's service fee (3% of the monthly rent); companies pay a monthly subscription. You can see your service fee and subscription status in the landlord portal.

Question 43

Do I need a permit to rent out?

Accepted Answer

It depends on the type of rental. For a tenant-owned apartment, consent from the housing association or permission from the Rent Tribunal is normally required. For a rental apartment, the landlord's approval is normally required. For a privately owned house or owner-occupied apartment, a permit is generally not required, but always check what applies to your specific situation. Bovila provides guidance but does not automatically check whether a permit exists. You are responsible for the rental being permitted.

Question 44

Can I rent out a tenant-owned apartment?

Accepted Answer

Yes, but consent from the housing association is normally required. If the association says no, you can apply for permission from the Rent Tribunal. Bovila does not automatically check whether such consent exists. You are responsible for the rental being permitted and for the necessary permits being in place before the listing is published.

Question 45

Can I sublet a rental apartment?

Accepted Answer

Yes, but you normally need the landlord's approval for subletting. If the landlord says no, you can in some cases apply for permission from the Rent Tribunal. Bovila does not automatically check whether such approval exists. You are responsible for the rent being reasonable and for the rental having the necessary permits.

Question 46

What applies to lodgers?

Accepted Answer

If you rent out a room in your own home to a lodger, you normally don't need a permit — but check your own rental or housing association terms. You are responsible for informing the landlord or housing association if required. Bovila provides a lodger contract flow but makes no legal assessment of the situation.

Question 47

Does Bovila check my permit?

Accepted Answer

No. Bovila does not automatically check whether you have the necessary permits, consents or approvals. Bovila provides guidance and tools, but you are responsible for the rental being lawful and correct. You can voluntarily upload permit documents on the platform.

Question 48

How does the rent guidance work?

Accepted Answer

The rent guidance is an indicative check that shows whether your rent is within a reasonable range based on property type and cost basis. It is not legal advice and does not replace a review by the Rent Tribunal. You are responsible for the rent being reasonable and correct. The guidance is available in the listing flow in the rent guidance step.

Question 49

Is the rental contract between me and Bovila?

Accepted Answer

No. The rental contract is made directly between you as the landlord and your tenant. Bovila is not a party to the rental contract. Bovila provides digital tools for creating and managing contracts, but you and the tenant are responsible for the contract's content and legal validity.

Question 50

How does BankID signing work?

Accepted Answer

BankID is used for identity verification and digital signing of rental contracts in Bovila's contract flow. Both parties — landlord and tenant — sign the contract digitally. BankID signing is available in the landlord portal under Contracts. Signing with BankID is a practical tool and does not replace the parties' legal responsibility for the contract's content.

Question 51

What is a move-in report?

Accepted Answer

The move-in report is a digital document in which the landlord and tenant together document the home's condition at move-in — room by room, damage and remarks. It is used as a reference at move-out and is an aid for the parties. Bovila makes no legal assessment based on the report and does not settle disputes about damage or deposits.

Question 52

Can companies and professional landlords use Bovila?

Accepted Answer

Yes, where the feature is supported, companies and professional landlords can use Bovila to create listings, receive applications, create contracts, sign digitally and manage reports. The landlord is responsible for the information being correct and for the rental following the applicable rules.

Question 53

Does Bovila verify authority to sign for a company?

Accepted Answer

No. BankID verifies the person's identity. Bovila does not automatically verify authority to sign for a company, corporate authority or company registration number. Whoever uses the service is responsible for having the right to represent the landlord or the company.

Question 54

What happens to the deposit?

Accepted Answer

A deposit is an amount the tenant pays as security. Bovila does not hold deposits and does not make automatic refunds. The parties are responsible for handling the deposit themselves — including payout and any deductions — when the tenancy ends. The move-out report in Bovila is an aid for documentation, not a legal ruling.

Question 55

Why 3% for private landlords?

Accepted Answer

Bovila takes 3% of the monthly rent as a transparent fee that covers the platform, tools and support. The fee is charged during the rental period in line with the pricing page and the landlord terms.

Question 56

How is Bovila's platform fee charged?

Accepted Answer

The platform fee (3% of the monthly rent) is charged via Stripe during the rental period. You can follow payments in My account. A receipt is sent to your registered email.

Question 57

What is the difference between a private and a company landlord?

Accepted Answer

Private landlords pay 3% of the monthly rent during the rental period. Company landlords pay from 499 kr per month and get access to extended tools such as bulk upload and advanced CRM. See the pricing page for current terms.

Question 58

How do I sign up as a real estate agent?

Accepted Answer

Go to For real estate agents and follow the sign-up flow. You enter your licence number and agency affiliation if applicable. The account may need to be approved before full access to the agent portal is enabled. You then choose a subscription (Standard or Enterprise) via Stripe.

Question 59

How do leads work?

Accepted Answer

Leads can come from sellers who have advertised on Bovila, from buyers who have shown interest or through CRM flows. You manage leads in the agent portal with status, notes and assignment. The Enterprise package may include AI-based lead scoring.

Question 60

Why do I get leads from my region?

Accepted Answer

Bovila matches leads to agents based on licence, area of operation and administratively assigned regions. This ensures that sellers and buyers reach agents with the right geographic coverage under the applicable rules.

Question 61

How does the CRM work?

Accepted Answer

The CRM in the agent portal brings together customers, leads, pipeline stages and communication. You can add notes, tasks and documents. The Enterprise package gives extended AI assistance and integrations. The CRM is a work tool – the business responsibility lies with you as the agent.

Question 62

How do I send a quote to a seller?

Accepted Answer

When a seller lead is distributed to you, you can send a quote through the platform with your terms and fee. The seller sees the quotes in their account and can accept, decline or chat. Bovila is not a party to the agreement between you and the seller.

Question 63

How do agencies and teams work?

Accepted Answer

An agency creates an agency account, is approved by Bovila and invites agents via an invitation link. The agency's subscription covers the team. Agency managers handle agents, leads and reports in the agency portal. Agents are linked to the agency via firmId in their account.

Question 64

What is the difference between Standard and Enterprise?

Accepted Answer

Standard (299 kr/month) includes basic CRM features. Enterprise (599 kr/month) includes everything in Standard plus extended AI assistance, lead scoring and advanced analytics. AI features are for guidance – check important decisions yourself.
